1. Booking and Confirmation

1.1. Reservations can be made through our official website or partner booking channels.

1.2. A booking is confirmed only upon receipt of valid payment details and the required deposit.

1.3. A confirmation will be sent by email to the address provided by the guest.

2. Payment

2.1. A non-refundable deposit of 20% of the total stay amount is required at the time of booking.

2.2. The remaining 80% balance may be settled in one of the following ways:

  • Upon check-in, by credit/debit card or any other accepted payment method;
  • Automatic charge to the card used for the deposit payment, processed within 24 hours of arrival, unless the guest arranges otherwise.

2.3. By completing the booking, the guest expressly authorises the property to charge the remaining balance to the card provided, if not settled by other means by the day of check-in.

2.4. In the event of non-payment of the balance, the booking will be considered cancelled and the deposit will not be refunded.

3. Cancellation Policy

3.1. The 20% deposit paid at the time of booking is always non-refundable.

3.2. Guests may cancel free of charge within 24 hours of making the booking, with no additional charges beyond the deposit already retained.

3.3. Cancellations communicated before the day of arrival (and more than 24 hours after booking) will not incur any additional charges beyond the deposit already retained.

3.4. In the event of a cancellation on the day of arrival or a no-show, the full amount of the stay will be charged to the card provided at the time of booking.

3.5. Group bookings, special packages, or peak season periods may be subject to specific conditions, communicated at the time of booking.

4. Booking Modifications

4.1. Any modifications (dates, room type, services) are subject to availability and may result in price changes.

4.2. Requests must be submitted with adequate notice and are subject to our confirmation.

5. Arrival and Departure

5.1. Check-in is available from 15:00. Self check-in is always available free of charge and allows guests to access the property independently at any time after 19:00 without additional costs. Assisted check-in is available upon request with the following surcharges:

  • €50 for arrivals between 19:00 and 22:00
  • €100 for arrivals after 22:00

5.2. Check-out must be completed by 10:00. Late check-out must be arranged in advance with the property and may incur an additional charge.

6. Liability

6.1. The property accepts no responsibility for theft, loss, or damage to personal belongings left in rooms or common areas.

6.2. Guests are liable for any damage caused to the property or its furnishings. Any repair or replacement costs will be charged accordingly.

7. Guest Conduct

7.1. Respectful behaviour towards staff and other guests is required at all times.

7.2. We reserve the right to terminate a stay without refund in the event of disruptive or non-compliant behaviour.

8. Privacy and Personal Data

8.1. Personal data collected will be processed in accordance with applicable privacy regulations and used solely for purposes related to the booking and communication with the guest.

9. Force Majeure

9.1. In the event of circumstances beyond our control (e.g. natural disasters, strikes, health emergencies, technical failures), we reserve the right to modify or cancel the booking. Where possible, an alternative solution will be offered. The deposit paid is non-refundable, unless otherwise required by law.
